Silvertree Property News – Rental Payment Profile positive in Q1

Historically, quarter 1 of the previous two years (2009, 2010) repeatedly resulted in a noticeable decline in rental payment behaviour. However 2011 Rental Payment Profile (RPP) numbers bucked the trend by remaining positively consistent with preceding 3 quarters of 2010 data.

A quick look into quarter 2, the Consumer Protection Act came into effect on the 1 April 2011. The ramifications for the rental market are still to be felt, but early indications suggest that tenants are aware of their new rights, especially as they pertain to early cancellation. This will no doubt have an effect on the tenant / landlord relationship although no significant movement in the Rental Payment Profile of tenants as a result of this new legislation is anticipated.
